The previous tenant left before the lease expired. After two days signed the lease with new tenant they found the hole and damage. The new tenant said he got hurt by the hole in the closet floor under the carpet. So do all thease covered by insurance?

  2. Vandalism is covered – but it’s PROVEN, by pressing charges, and filing a police report.

    Wear and tear is NOT covered.

    But seriously, what kind of money are you talking about to fix it? Unless it’s thousands and thousands, it’s going to be under your deductible – and any claim on ONE rental property, will raise the rates on ALL rental properties in your name, so it’s probably not worth it to file a claim.

  3. It depends: If you have standard homeowner’s insurance, then it probably doesn’t cover anything a tenant does. If you have proper coverage for the fact that you’re renting the property to tenants, then it should cover any damage done by a tenant that isn’t covered by a security deposit.

    If there is a tenant, then homeowner’s insurance does not cover anything. Homeowner’s insurance only covers owner-occupied property. It does not cover rental property. Homeowner’s insurance only covers injuries when the injured person is a guest/visitor. It does not cover injuries to tenants or residents.

    Homeowner’s insurance only covers damage when the damage is caused by weather, automobile accidents, or similar external events, or by an accident caused by the owner or by the family of the owner, or by vandals who are trespassing. It does not cover damage caused by tenants.

    The correct type of insurance to have for a rental property does cover a landlord’s liability for injury to tenants and also covers damage to the property from accidental fire. However, it does not cover vandalism or deliberate damage by tenants.
